Recent changes to the Rules of Procedure, Forms and Guidelines at the Landlord Tenant Board have changed the way business may be done for a lot of Landlords. Update JANUARY 26, 2018 – LTB has corrected a “clerical error” and service of 24 hour NOTICES OF ENTRY CAN BE POSTED ON UNIT DOORS AGAIN.
LANDLORDS WILL be interested to learn that many documents, including the NOTICE OF ENTRY, may be served via email PROVIDED both parties sign the Consent to Service by Email form: http://www.sjto.gov.on.ca/documents/ltb/Other%20Forms/Email%20Service%20Consent.pdf

We’ll keep you posted on the practical impact of these changes as they impact LTB decisions, but in the interim many Landlords and many Tenants may wish to have the Consent to Service via Email form signed up to improve communications between the parties.
